How easy is it to find banks/lenders that offer cash-out refinancing with short or no seasoning periods?

I need to find out if their current mortgage would be assumable and if that pathway would be better than the going rate.  

Does anyone have any tips or advice for getting started in my current circumstances?

With regards to issues involving the contract, it's literally "Charlie Brown teacher" to my ears.Also, only offering MTM leases allows you to more easily mitigate a tenancy where someone is acting incongruent with your initial impression of them.

This means that there are properties in very lucrative areas at a great price but, no buyers.
