I believe this building is a solid base hit, but may turn into a homerun if appreciation and rents increase in the area.

There are some electric wires going through a few trees to the utility pole on the street.

Beyond title company fees, you may not have as many impounded for property taxes (which can really hit your cash reserves) allowing more cash for rehab or life.

Just feel like I am starting to hit a stump or maybe the agent I’ve spoke to isn’t much help??

For example, a roof with a 20 year lifespan gets hit with hail when it is 10 years old.

I currently have electric heat and one electric 80 gallon tank.  

It also hit a nerve since I can't seem to get those done when they keep giving things to fix.It was just an polar opposite experience between the residential sector and commercial sector. 

I don't know the numbers really well in those areas myself but I'd imagine you can hit that sort of number in those areas. 

Another thing to note, as much as it sounds like a win win for everyone if you try and call the bank and buy the house before it hits the market, I have never heard of this happening.

Most of the work is being done by us besides plumbing and electric.
