If you are wholesaling should you form an LLC or another form of company?

My next project is removing a skylight and replacing with shingle roofing - this has just become a necessity for me because I contact a bunch of companies whenever I have a project, most never respond, those that do are either booked up or never show up to give an estimate, etc etc - requires me doing it myself!

For me managing rentals, contracts, knowing the laws FEEL so far from me understanding them.

I’m not an expert of the area by any means however I looked at several properties in the area and the two big takeaways for me we’re 1. the rents-to-purchase ratio are fairly low and 2. you’ll likely be dealing with large, older families.

That is a red flag for me.

Situation:LLC formed with 3 partners, with one of the partners self managing the rentals.

It's a good location but the numbers are not going to work for me, if I have to replace the roof in a few years.
