Based on the questions you are asking, you are in over your head and need help. 

I don't have a intuitive grasp on all of the costs associated where I can make educated guesses, nor do I have a "worksheet" setup for that.  

Of note when I assembled them originally, I used construction adhesive on all connecting joints and added an extra trim head cabinet screw on large pieces to really hold them together.

The sooner the bank can get the property off its books, the sooner they can quit paying the carrying costs associated with that property.
