I can search for most topics and find a good conversation about it.But I'm struggling with forum interaction.I see a lot of questions that never get answered and a lot of answers that never get responded to. 

I purchased a two family house in NY almost two years ago, but to purchase that home I took a pension loans and a personal loans to cover some of the closing cost ( 70k).

The loan technically goes into default if the 5 months are up and you haven't sold the the house, at that point you have a couple options;  you can give up and give the house back, you can make the extension payments which are HUGE and a big incentive to stay on track and get the property completed on time or you can get busy selling the house.

I can already see my local area as a comfrot zone that I dont want to be stuck in, so doing things in a virtual way and traveling wont bother me and I am a hop skip and a jump from a lot of places. 

I have significant investment capital and a couple of single family properties that I own free and clear.

My partner and I are in the early stages of our real estate journey, and as such, have to get creative with how we finance our first few deals.

We couldn’t have holes in walls or floors, had to have running water, and a few other “safety and security” issues that I can’t recall right now.  

A bit about myself, I have been a professional merchant mariner for 10 years and a commercial fisherman for the 10 years prior.

Not a small ski town, but 5 areas within an hour and a half.

., question:  if rent is due on the first, and a tenant pays on the 25th of previous month, you are saying PM must hold the rent until the first?
