But in any case - b e professional, dont give them any nonsense about how you want to solve their problems - just say hey I understand your property at xyz may be coming on the market and I would love to discuss as it is exactly what I am looking for for my family (blah blah blah)   I get calls like this all the time so just be professional - maybe he will give you his agents name so you can contact the agent?
