IF the name of the Trust contains the name of the Beneficiary, then the name will appear on the Master Alta Statement and definitely the Title Commitment.IF the name of the Trust does not contain the name of the Beneficiary, then the identify of the beneficiary will not be disclosed on the Master Alta or Title Commitment. However, IF you are a Seller or Buyer, getting a loan, the Title Company will require the you give them a copy of the Revocable Trust, so that their Underwriter can see that (a) Seller/Trustee has the power to sell real estate and sign documents to transfer title ownership and (b) Buyer/Trustee has the power to purchase real estate and sign mortgage documents.

My wife and I both have our Masters degrees and growing up as a minority in the ghetto, Education was our way out.My point about my kids was if they chose to do their first two years of Community college then transfer to a four year university to finish their degree then they would be better off financially when they graduate. If they chose CC and transfer they would graduate with their 4 year degree, no debt and $50,000 or more in their bank account.By going straight to University straight from high school they will graduate debt free but have zero savings.
