It appears to be a socioeconomic issue.  

It's working because now you're doubting yourself even though it appears you've done everything right.Give her a clear, written notice of lease violations and 72 hours to correct the problems or you'll start with fines or eviction.

Have you looked at smart locks that do not appear to be smart locks? 

The backyard feature is cool but (I'm being honest here :) ) it looks like a dump - dirt on the floor, what appears to be some kind of trailer park or similar on the other side of the trees, mismatched chain link fencing, mismatched chairs, etc.

The Registered Agent will record the documents on your behalf so only their name and information appears on the documents.

There are no barriers to entry (same reason why it appears enticing to you) and there are many negative factors that others mentioned.

Again, I don't have a large amount of time to spend managing the investment (or searching for it), but I can do some analysis to ensure it appears to be a good investment in terms of area, yield, etc. 

By appearing to mull things over for a long time, you’ll make the seller uncomfortable – and convince them you are carefully and cautiously thinking out your plan.
