First we ( I ) need to see if it's a good fit.I use the MLS ( via agents ) and a public system that links into the MLS that is for local properties in my area.I'm not a big fan of "turnkey" either.

Here in Denver, many of those companies have left and the larger tax departments that would hire someone with my skill set are gone via merger and relocated to an area where labor is cheaper.  

So any safety tips and or specific boundaries with tenants to set in place would be helpful.

You manage showings, negotiations, etc.You can stipulate cash Only ... all MLS have this option or you can put it in the description wording.WE have listed more than 2000 properties via our Flat Fee Services .... it is simple, straight-forward and effective.

Last month I purchased my first rental (2hrs away) and the property manager I chose handled the make ready via her husbands construction/rehab company.  

We will be likely funding via private lending for DP and commercial for the remainder.

I would find said properties via Craig's List and/or driving for dollars.

I collect my rent via ACH on the 1st of the month.
