Your mindset is heavily influenced by who you surround yourself with & take advice from.Mostly everyone has heard this before, but I want to stress something that affects all of us at one point or another.This is being discouraged by others when you tell them your vision.

You didn't say anything about your cash position or income, but generally I find that a HELOC on your primary is the least stressful and cheapest way to access that equity.

So now you've dug yourself into a hole where it's stressing you out. 

And if I could do 20% of it, I’d be extremely stressed and would have no life.  

It is always a good time as long as you stress test your property, strategy, and personal financial situation and pass, you are good to go.

There are a few stressed sellers here and there but I buy them subject to since they do not want to stay in the payment stream where they still have to pay the mortgage.FWIW I will NEVER buy on a lease option again. 

Granted it will not be under that load constantly but I wouldn’t want to stress the beam being as though it is carrying the load of a pretty high roof.

I cannot stress enough that you should definitely get a CPA.

You got a nice bonus for taking the deal and you knew exactly what you were getting into....so nothing to stress about, you just gotta figure it out.
