Get all the records you can from the owner including the vendor info.

The seller is offering vendor take back mortgage for 20%.

Yes petroleum is coming down but vendors already built in price increases for commodities.  

I’d like to build up a vendor team before we head there in a month or so.

Yes, it's not cheap but we had reliable vendors that we could hold accountable since we gave them so much business.

Yes, it can be semi-passive income with the right systems, vendors, operations, potential virtual support, property management team, etc.. but ultimately, you are in control of the success of your property or portfolio and without knowledge, expertise or industry "know-how", then you will eventually lose because you are calling the shots.  

Your business accounts tell me who you deal with, suppliers, vendors, labor costs and who you sub work to.
