For those who wonder what was broken, here is a summary.

Low current production capacity, lack of loans for farmer upgrades and growth, droughts, emerging market populations with middle classes on the way and an appetite for better and more food.

He and his wife and his neighbors took the class together and he said that 1/2 the class was people like them that wanted to "raise" their roofs, the other 1/2 was union carpenters looking to get an upgrade in their rating.

i hope we can TRULY retire at 38 or 48 yrs old.i disagree about being a renter at this point. the cost of renting is only less than being a homeowner because we wouldn't own the property (i.e. exterminator, upgrades we want, watering the lawn, buying items for a home not a rental etc). sure i understand that if the water heater breaks beyond repair we pay that $3k cost and the home owner doesn't but its a small price to pay considering we would pay $1200+ to rent a house monthly in a "decent" neighborhood as opposed to just under $1100/mo in the same decent neighborhood WITHOUT having to worry about it haveing been ripped apart by the previous tenants.

As far as permits, it's obviously not practical to pull permits on cosmetic upgrades including installing new air registers, plumbing fixtures, light switches/fixtures, etc, but any major MEP upgrades, additions or structural upgrades permits should be pulled, and I think obtaining permits can be a good selling point to lend your renovation credibility.
