We have a nicely remodeled house here, but I suppose land is just really valuable in Seattle.I actually called the county ask about this back when I got the property tax update, and they said it was not an error.

From my experience, I have removed the bottom 3 feet of siding several times, and redone both the sheathing, which Gets updated to plywood, and novelty siding on top of it.

I advise you to take this time to make sure you get a updated rental agreement/lease between you and him, after you do the repairs; take a long, slow video and lots of photos of his unit (& the whole building- especially rental & public areas) LABEL & SAVE the evidence in a safe place (or two!)

I will be self managing from San Diego and once all the units are turned over and brought up to market rent within the next 18 months, I aim to cash flow $1,666/mo with 10.9% CoC and a 7.86% cap rate (calculated from the beginning purchase numbers) .
