Hi David,recent university grad here, I've got an idea based on living on campus for years.

Investments are supposed to be to some degree passive, and if you're working to earn the returns, that is not a return on your investment.. that's a wage you're paying yourself to work for your own business.

Hey Casey, I have two buildings (six units) with 4 - 5 renters in each unit every year from Loyola University Chicago. 

Somewhere around 25-30 degrees.

Don't get me wrong, any and all recs should be vetted to the nth degree, but throwing out a name of somebody you haven't even worked with is incredibly irresponsible, IMO. 

I am a 21 year old farm boy from Eudora, Kansas, and are currently attending Kansas State University in Manhattan, KS.

There seems to be a lot of demand here in a university town but the only properties where the numbers seem to work are old and run down.

When a service tech went out, he confirmed the unit is operating but air is just not adequately making it's way to the top of the rowhome where the bedrooms are. the main floor is cool but upstairs is a few degrees warmer.  

People go there for job training, transfer to a university, update job skills, and continue their education.

It's growing year over year because of workers from DC, the growing University, and the town development is really solid so a lot of good small businesses are growing in the area.
