I'd be willing to live in it which appears to have some benefits for a condo conversion depending what town you're in.The thought being that we could buy a duplex/triplex/quad, convert it to a condo, and sell off the remaining units leaving me with (at the end of the day) an affordable housing option.Here are the condo zoning laws that I found for Sunnyvale: https://www.huduser.gov/portal...My understanding is that they don't do condo conversions with <3% rental vacancy rate, but it looks like it was 3.1% from the most recent HUD market analysis for my area that I could find: https://www.huduser.gov/portal...Does anyone know someone who has done a condo conversion in the Bay Area?  

I'm new to the investment and just sold and bought a property with a rental unit.

So far I’ve shown the unit four times with zero applications and one with a couple of evictions.

I am pretty sure under our current governance we have gone backwards by about 30,000 housing units and it is only getting worse.

Lots of little houses on large lots, some with multiple units (can be cash cows) built before permits were required so grandfathered-in.

I have a small rental portfolio in B class neighborhoods in the Northeast, and now looking to get into small size (16 units a year) development projects in the South Jersey/Philadelphia market.The goal is to build and sell 12 months.Since development is new to me, I need some guidance from experienced developer.

The inspection period ends in a week and we already had an inspector come out to perform an inspection on both units.

We manage 320 units currently, and to date, I have received zero dollars back from tenants we have sent to collections.

I have actually REMOVED bedrooms during rehabs to make the end result more desirable turning 3 bedroom units into 2 bedroom to make them more desirable. 

This criteria is for 1-4 and 5-8 unit programs.
