From my limited experience it is definitely possible to purchase a cash-flowing vacation rental, but the house needs to have unique characteristics will attract more renters and warrant higher rent that normal.  

More and more are creating some very unique portfolio products specifically tailored to investors.

He helped me identify the unique aspects of houses on the Cape that would positively cash flow and also were a good deal based on current market value.
