Short of literal swamp land, just about all of Florida’s RE is super hot right now,  that said, a 10 cap is going to be tough to find unless you’re willing to go to tertiary markets (really small towns) or into C class or war zone areas.That said if you know you’re coming for sure maybe it’s worth a trip down to do nothing but network with local investors and possibly agents and commercial brokers.

After a complete meltdown and much hollering on the remainder of the trip, we did arrive home and an episode of Dinosaur Train seemed to put the house out of his mind.

Pays him $100.00 for a 4 hour trip and the guy takes care of the boat. 

You can probably have anyone inspect, but trip charges for companies to come out and check are often around $150. 

I shouldn’t complain too loudly about a few extra beach trips for myself while the short-term rental ban was in place.
