Are they section 8 where you might have certain restrictions or possibly poor performing tenants?  

My lease does state regular cleaning must be performed, or landlord reserves the right to hire a cleaning crew and charge tenant.

However, the green program seems to be all but eliminated, so if you were previously underwriting to green rates the shift to non-green might make a real difference in your numbers.When I’m underwriting, I’m simply solving for specific performance values.  

We have a hard-core sellers market right now and I've been seeing properties fly off the MLS that are performing at around a 4 cap and have negative cashflow.

So if you envision yourself building up a stable of high performing, moderately appreciating properties in a market like mine and being as "distant" from the operation as possible, then that's a useful thing to realize. 

You also have to perform due diligence for trying to find another tenant.Or you all can come to an agreement (put it in writing) that she pays Dec. rent (whether she lives there or not), allows showings, and you also keep the security deposit.

Ask for proof of rent or leases and then perform your own analysis.

Ideally it would expire or require performance from the buyer by x date but not necessarily.
