If that is true and everything goes perfectly, then it would be better to do that and use your money to buy something else. Some people try to avoid situations where they may have to evict a family member or rely on them to heavily, but if it all goes perfectly, she is essentially buying a place for you.The benefit to doing all the money yourself and not leasing to your MIL would be that you won't have the risk of dealing with having to rely on her or having to evict her from the home.

The only way you are 100% certain you are accepting property in its current condition is to view the property yourself. don't rely on seller disclosures that aren't worth the paper they're written on.

However, I do not want to have to rely solely on hoping I find one of these deals online, I'd like to be much more proactive then that, so I'd really like some advice on things like direct mailing. For direct mailing, how exactly do you find out who owns homes in your county?

Here's where I need some experienced investors to help me out, since I've always relied on banks for most of these tasks. The realtor is requesting my deposit amount, closing date, engineer's inspection required, and anything else that should go in the contract.

This is our main reason for focusing on the UK market. So yes, there is some travel involved, but not immense, as we will have a trusted team to rely on.However, we are naturally also looking at the Danish market, but in doing so, we are pretty much on our own, as they do not know the Danish market.

A lower loan amount should translate to higher cash flow from your rental, so more money you get to keep each month.

So the question you should be asking yourself is this: "Do I leave my money invested in the stock market, exposed to a high risk and not having any control over your investment (except picking a different stock or mutual fund and not having any control over the performance of this new asset and wholly relying on the performance of money managers), or do I invest my funds into real estate?"
