A few things to consider...1) It can be used as a negotiation point to lower the sales price.2) Perhaps call the local county permit office to see what it would take to get it approved?

But  most of those repairs with the exception of electrical would typically be non permit repairs. maybe someone else can chime in but I would assume they  could be repaired and then just call for an inspection. can you call the office and find out what will be involved in clearing the violations and if there is any fees or costs associated with doing so?

So last year after purchasing my first tiny (small) home short-term rental (which I'm currently living in) and planning on investment number 2 I decided this was the path for me.

But some examples of items you can expense if you have real estate, regardless of the entities it is in, are travel expenses to look at properties, marketing if you did direct mailing, and home office set up.
