Purchase price: $200,000 Sale price: $375,000 3 bed 2 bath, 1,479 sqft single family home. previous owner neglected rental. complete gut and reno. 70 % of the work was completed by my wife and I. seller financed at 3.5% 6 month term with $100,000 private lender that covered a $50,000 down and $50,000 repair budget at 5% interest and a 6 month term.
