I know its a C area but I was told its not as bad as many other C areas and the numbers seem to make up for it.Built in 1958 property has upgrades for the roof and furnace, is 5,009 sq feet with central air and forced air heating.

The company i called said they cover rentals, with a $54 monthly charge +$75 service call fee's to fix any major system including appliances and roof (of course with all the fine print do's and don'ts) At $54 a month + (estimating 6 service calls a year (conservative)) would bring my monthly payment averaged to $91.50 obvoisly depending when the service calls take place.

I'm wondering if anyone has any insight on if it is worth the time and expense to replace a working heater with one that is brand NEW.The house is about $250k ARV, and will have new roof, windows, cabinets, bathrooms, in case that makes a difference.
