There are some that teach you how to pay off your mortgage in 5-7 years using HELOCs. 

Even better would be one where the broker is also an experienced investor themselves.No broker can teach you what they themselves don't know how to do.

@Mathew FullerDave Ramsey teaches to put it in mutual funds until the amount exceeds what you need for the purchase (100% in his case, 20% in most others)

I am interested in an education that specifically covers the types of activities and dealings real estate investors deal with, as opposed to, for example, an agent course that teaches someone to be an agent, and then can pivot course to become a real estate investor.

To be successful in any field except teaching, you actually must “play” the game.So I say try to buy the property.

Or one that assists you in working with investors. you would be better to ask which brokers teach oe help you with. working with investors.

@Kelley PrymychYea I have, would definelty recommend them, every coach does what they teach, no gurus by any means and they also warranty their program, still to their commitment and follow through until you get the amount of deals that each level estimates to help you with.Sometimes you have to pay for education to learn faster and skip steps and avoid mistakes that can set you back years.In life the only valuable currency is time, and if your worried about sacrificing a down payment that’s small thinking because youll build a portfolio slower using your own money when there’s billions out there around all of us.

Interestingly,  have noticed that I have to teach most tenants in lower rent homes how to use the thermostat and what to expect from the unit.
