In some areas 2/1 bed/ bath will work fine and in some areas this is much less desirable.

I always give my agent a price range and some criteria such as multi family, number of beds, area, a rough “1% rents to purchase price” thing, etc.

Find a cheaper one bed apartment that will accept your mini farm .

The property is a single family ranch, 3 bed, 1 bath with about 1,300 sq ft.
