I'm a visual kind of guy so here's how I see it in my head (I'm not an accountant so if any pros read this please be gentle): Gross Income ( including parking, storage...)

Would recommend looking into using a cloud based storage folder simply because you can access these documents from any location, won't loose them if your computer goes down & if your CPA is tech savy you could invite them to the folder where they could access the files in that folder. 

So we recently closed on our first self-storage facility.

Enjoy the finished lower level w/ expansive rec room,4th bed,3/4 bath w/ walk-in tile shower & oodles of storage!

Added value here is in laundry, dishwashers, storage, nicer finishes but areas can be different.

That is, a person with a fourplex and (usually) a laundry or storage want to do an easy conversion to a fifth efficiency for another unit.

Currently, since I have no bills while on deployment (other then a phone bill and storage unit) I am saving every paycheck I get.

I used stuff from storage, bought a few things off a clearance rack at stores like TJ Maxx and Marshalls, put a bright red table in the kitchen with place settings (all bought from Goodwill) and staged the bathrooms similarly.

There is a much longer story about this issue than stated but long story short, I installed a water storage system for a very reasonable price and increased rental income to $36,000 in the first year.
