If you're writing on 3-4 unit properties on the MLS and it feels like they are being auto-rejected, that is why.If you are buying on the MLS: stick to duplexes, and large SFRs with rent potential. 

Stick with these Turnkey rentals despite what Gurus (who are trying to sell you their program) tell you for now.

If the existing layout works for you and the prospective tenants I would stick to what the city has approved and not convert it back to one unit. 

It’s the investors who find a strategy that is compelling and exciting who often stick it out in the long run.

So rather than take a huge hit on selling this first house, we decided to stick our toes in the waters of being landlords.

Looks like I'm going to stick with local networking, which seems to provide the best leads (and is the most fun anyway). 

Be aware that mfg homes are different than stick built in construction.
