Does fast approval or no prepayment penalties make a difference for your projects?

This got me thinking there are probably other items we need to upgrade in a mountain STR.So here's my question for those with experience in the area: What other items or upgrades do I need in a mountain home STR that are not obvious to a newbie/city dweller?

I'm currently working on scaling up quickly through purchasing large SFR portfolios and/or apartments, and I've spoken to a few sellers willing to carry back a seller 2nd note of 20-30% (i.e. the down payment).

hello Shyam, You certainly can do a retroactive cost segregation study and either go back and amend your old return or you can take it on this years return.

What I've thought of:-Offer to show my bank statements for up to 10 years showing I make enough money-If for any reason I cannot make my mortgage payments at anytime, I will agree to sign over the deed.I don't have any friends or family that would co sign, so I'm not sure what to do!

We'd be looking to start small as mentioned with a 2/1 or 3/2 rental but not sure if it's worth looking in the states just yet or with future deals.Thanks BP team!

@Maxwell Hinesshort term - BRRRR method, for example.buy with cash or hard money, rehab with HELOC money, then refinance and pay it all back.you never want a HELOC as part of a long term situation.
