Its a sellers market.A great tip is call your local real estate agent, but don't tell them if you are buying or selling.....Listen to what they say and you will be able to determine what your market is.

Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

Are you constantly checking the MLS or is it better to have a real estate agent to call you about a certain property if they believe it is one that would interest you (assuming you explained to them what type of property you were looking for).
