I believe one of the owners of Performance is also an attorney.I've dealt with M&M a lot, as have a couple of my agents (acting as agent or principal), and also my husband on the lending side - literally every transaction has resulted in frustration due to varying levels  of incompetence demonstrated by their staff.As far as real estate attorneys go, it really depends on what you need.

You could have windows to replace, roof, siding, sidewalks, underground utilities, dead tree removal or trees to tall or close to buildings, parking lot replacement or repair, amenities to add or replace, etc.

I'm a single mom, working a full time job and side hustling as a photographer (real estate and portraits) and I'm really motivated but I don't have time or money to get steered in the wrong direction.

"Off market" and "For Sale by Owner" properties come with no such guarantee, so buyers agents will not be knocking down your door to earn one side of the commission for doing the work of both agents. 

I just had a quick side bar question pertaining to the question.

I have a feeling the market has peaked in the hot markets like San Jose, LA, etc.

I was recently asked if an assignment fee can be paid outside of a closing, where as the contract assignment would show assignment fee of $0,  but a separate contract between wholesaler and buyer existed on the side labeled a "finder's fee".

Real estate is my side gig just because I enjoy it. 

Either way it’s a small niche.I’d also caution you on you’re maintenance costs. 5 bedroom probably means more bathrooms, a physically larger house with more plumbing, roof tiles, larger hot water heater etc.

If your looking in Sac market that area is pretty hot.
