@Eric ClifftI love the fact that you are methodically & creatively designing your marketing strategy.Direct mail marketing traditional results dictate that response rates should be higher on a piece addressed to a specific person vs. anything that may resemble junk mail like a general mailing to "resident" or equivalent.However, higher response rates do not necessarily=higher profit.Run a split test on both methods to determine the profitability of each lead, not just response rate.

You are in the right place, however, I would caution you wanting to purchase a piece of real estate without professional help.

If it's a smaller and older garage, I may consider self insuring for that piece and like Rob said, many dwelling fire policies do include a limit of insurance for other structures which is a percentage of the primary dwelling coverage. 

Hello everyone,Looking for suggestions and ideas on where to find the best avenue to start, I have been in RE since the 80's and boy has it changed - however I want to give it another shot and want to do a small SFR development of approx. 8 homes - found a great piece of property and want to develop a small development of estate homes with private drives - larger homes with 1/2 - 3/4 acre per parcel - needs roads and grading - houses in the area sale for 500k and up with 1/4 lots - but they are average track construction homes - whats the best way (private or commercial) money ??

I would like to get this under contract as soon as possible, however my agent is not able to write the contract because she is with Keller Williams and they would only allow her to write it if they got a piece of the pie.
