The sellers go and buy a new home, believing their ARM home will sell.

The property that I need to sell is in Arizona. 

I'm not saying the guy is trying to scam me, but he definitely dosn't run a good business if you dont even call to schedule a job or have any written contract for the work.

I owe $40K on the loan & it has a high adjustable rate of 10.5% & rising ( started out at 8%).What I'm wondering is if I should sell or keep the property.

Every few days there are new issues and we are constantly having contractors and technicians at the house dealing with one problem or another, while coordinating with our tenants who are on a range of work/sleep schedules.

Zillow is showing $60k over seller's anchor priceRedfin is showing $120k over seller's anchor price (I know it wouldn't sell for that much)Realtor.com is showing $80k over seller's anchor priceI think the bones are good, but it's stuck in the 70's - Seller is a chain smoker.

You will want to resolve this issue for when you go to sell the property.

Last year I was in Prague for 2 months while I was trying to close on new construction in FL, and i ended up having to do multiple embassy trips (which needs to be scheduled a week in advance), multiple expensive air mailing, and in the end I got back to the US and signed it there because everything was still screwed up.
