Because you are not allowed to do the physical work on the house, you may wish to bring on a property manager.

That is tough to afford a $500 rent on one income much less a $700 - $800 rent required by investors paying in the $70 to $80k ranger for houses near these distribution centers.  

If you have different investors involved in the various projects who each have membership interest, this would require separate LLC's and in some instances if different lenders are involved they may not want other lenders collateralizing assets titled to the same LLC.

@Russell Brazil I don't think that will be the end result... or that MD considers agents wholesaling to be illegal.I think REALTORs have changed their focus to defending their commissions and cannot afford to fight this battle right now.From what I understand, Maryland is going to move to a disclosure requirement (I'm going to assign this contract; here's where you can find the assessed value of your property; etc.), with parties having the ability to cancel a contract and potentially keep the EMD when the required disclosures are not made by the wholesaler. 

Some benefits are you don't have to worry about the tenants not including their location if they email you from a different address and changing PMs won't require changing your contact info.  

Especially if doing an off market deal where the seller may require that quick close, this can make the difference between a deal happening or not.

Next time I recommend not giving a grace period unless required by your states laws
