My best recommendation from my experiences is start out wholesaling real estate, it requires very little money to put on & risk, & as you build up your portfolio of closed deals, you build your reputation in your local industry.

You have raised some issues that I had not thought of, such as the legal aspect of being found negligent and the simple matter of the law prohibiting breaking and entering.The block is on a busy street that is generally incident-free but our city has a reputation for a high crime rate and many people live in fear of break-ins or attack.

Partner in flips with an investor with a great reputation to build cash quickly. 

I feel that being honest will people is the easiest way to establish a relationship and create a great reputation for your business.

I'm sure they are not really having any success.I'm learning there are some reputable wholesalers out there.
