@Theresa WeirThrough my experience I don't think you'll be able to wholesale probate properties not even from the MLS.The attorneys representing an estate are looking out for their clients interest and would want the most and best price for the property.

When you have a license you are bound to all the rules and regulations that go along with having that license and that includes disclosing the fact that you are a licensed agent.If you are planning to buy and sell land off market, you will just need to make sure that all parties are aware that you are a licensed agent but only acting on your own behalf and not representing any other interest but your own.

Garrette,I have been involved in many transactions where a buyer purchases a property out of state and everyone does it a little differently.On the more aggressive side of the scale some of them buy property completely sight unseen, often without ever even physically talking to a representative into the town they are going to purchase in.

Pm me for more info on such loans and providers.Another suggestion- before you start your investigation, find out with the agent if the seller is ok with a 203k loan.And one more note: it is always better to work with your own (buyer's) agent, as he is the one who represents your interests and negotiates for you.

I list my own as well because i'm a realtor as well but there is a huge learning curve when negotiating and dealing with buyers and especially home inspections, if you are representing yourself this could cause for some sticky situations I have been there.
