We are not trying to be greedy here but it makes the most sense to me to get a nice payday up front, the down payment from the buyer of roughly $30k plus earning about 3% interest on the bank's $170k rather than just 7 -10% on our $30k proceeds from a straight sale.

I have noticed that I get a pretty consistent response from yellow postcards (roughly 12%) compared to letters (about 3%) but I get a better quality of lead from the letters.My postcards basically just say that I can buy their house, take over their payments, and pay off their mortgage in the near future.
