Don't trip over dollars to pick up nickels! 

I will use my credit and my work history to get the best rate and pick up the entire mortgage.

Imagine a tenant that calls you 5x as frequently to fix dumb little things as another tenant, both paying the same in rent... which tenant are you going to offer lease renewal to, if you had to pick between the two? 

My plan was to take the money from selling the house and use it to pick up on some of these foreclosures that's about to hit the market, but if I can refinance the house and use my current home as my first investment property that would be awesome.

They may come from families that had servants before and have never so much as picked a sock off the floor on their own, or else they're from a country where men never, ever do even a little housework, so if you've got single males particularly, it can be like renting to a really, really, really gross American college student who is used to mommy doing everything for him. 

What would you pick?

Now I’m curious if you have other opinions about floodlights for small multifamily beyond what you already mentionedTaylor, I'm convinced that digital camera systems have the capacity to redraw C/D-class property maps and pick a property out of C- territory and drop it into C-class.

I'm expecting something to happen in the next 18 months that will rock our world, but there are so many possibilities that I won't bother trying to pick one.
