It sounds like you are aiming to be a buy and hold investor, but I would recommend shoring up your investing strategy.

I'd highly recommend local meetups and talking to real estate agents.There are companies that offer help with the execution of rentals and BRRRRs, but this typically comes with a large chunk of upfront fees or cut in equity.

I still recommend buying in a nicer area since its once of few times you can buy a nicer multifamily with such little money out of pocket.
