I see the 1% Rule all the time!

People often ask me why I choose to buy investment properties and other real estate.

Too much most of the time.

If you had 50k in credit card debt for business startup costs (not real estate) with a 3-4-year plan to pay it off, high debt utilization in the meantime and a 620 credit score - but wanted to start investing in rental properties - what would you do with 20k that falls into your lap?

If you ever plan to retire in a state without state income tax now’s the time to do an exchange to that state. 

Yes, you just need to write it into the lease or add an addendum stating that the driveway is not part of the lease and the owner retains use at all times.

I'm not in NC but happy to talk real estate.

I was worried that the same home would be a competiting comp when it came time to sell but maybe that won't be a factor considering the amount of work we have done.
