New to RE investing , can I claim taxes fees on RE mentor/coaching, including Real-Estate software system package as RE start up Business cost?

One of his questions was the transition of the properties from his current PMC to mine.

We still haven't gotten the exact quote from our contractor, but we were looking for at least a 3x-5x ROI in ARV added value, and at least an extra $150-$200 a month in rent.As it stands, with the finishes we plan on adding we can rent it for anywhere between $1400 - $1500 I question how you can rehab and make a profit at that rent point?
