Also, the Germans use use Mercedes as one of the primary choices for Taxi's probably because they are able to purchase them at better rates given that Mercedes are domestic vehicles.

Since I have gotten into RE and doing pretty good with it I find myself looking at all my toys ( boats, extra vehicles, 4 wheelers, gun collection, etc ) thinking to myself I should sell all of it and invest into more properties. am I the only one?

I think you need to take a step back and see why you would need to purchase a new vehicle that you would need to consider borrowing to begin with especially if you are so financially savy.

I'd like to set up some type of investment vehicle whereby they would invest, and share the profits, minus a 20-25% management fee I would take off the top.

@Mike Thomas  most syndication deals are accredited only as well.. there are vehicles to allow up to 35 unaccredited.. at least in the state of Oregon..

A few things weren't done: windows were supposed to be caulked, the front hand rail was supposed to be secured so it didn't wobble, the two vacant rentals were not broom ready and were a gross mess, etc.I was ignorant to the fact that I needed to verify repairs were completed properly prior to closing.

Real estate has been a good investment vehicle since the beginning of time and will continue to be until the end of time regardless who is in charge. 

Drink coffee first as there are no hand rails on the city wall and if you fall you probably are not going to make it home but definitely worth the risk. 5/5.
