This is just simply purely our opinion from our experience. 

Just curious, when people say that they have $5k passive income from real estate for example, typically is this number just a pure cashflow after setting aside the reserves (vacancy, cap-ex, repairs) , or is it cashflow plus reserves?

Purely anecdotal evidence, but I had a guy reach out to me who quit his job managing a grocery store, paid one of the famous $30-40k and is looking to syndicate MF full time.

My thoughts are purely from a home-owner/renter/vacationer's perspective, and not an investor's. 

Purely a curb appeal issue though - nobody voiced concerns about energy efficiency.
