I might have one for a deal that isn't MLS-based to cover anything I'm not thinking of, but my deals have all been on the MLS and so obtaining financing, insurance, title, etc., is all "part of the process".I wouldn't overthink your first investment especially if you can part with the dollars on the down payment.

You may very well hold investments in your IRA today that would be prohibited by the proposed legislation.The bill would also prohibit IRA owners from investing in (1) non-publicly traded entities in which the IRA owner and related entities (including the IRA itself) own more than a 10% interest or (2) any entity in which the IRA owner is an officer or director, regardless of ownership percentage.

Title companies don't want the responsibility, in most cases, of obtaining the affidavit. (2) T-19.1 and T-3 are my most commonly requested endorsements, and are less expensive if purchased together. (3) In order to get "Right's of Parties" removed, most title companies will say they will have to do an inspection of the property.
