well this is why you need a great real estate ( like your wife i am sure is) to protect the sellers in these instances. 

It's not a protected class like race or religion.

There are a few players that make a great living in those areas, but majority would not. 

Any dog on the insurance list of "dangerous breeds" is allowed for $75 a month and proof that the tenant has insurance to protect against the animal causing injury.I limit renters to two animals per property.No kittens or puppies.

So to me if you live there and know construction very well you can protect yourself.. 

Lenders often want to see a mitigation plan that is approved by the state or local regulator and sometimes want a lender insurance policy to protect against property damage and personal injury claims. 

Bottom line- Professionals in the business are protecting themselves when they venture out.

There is never a perfect time to do any type of investing, but taking a measured approach, you can protect your self from risk.  

I’m sure other people will as well.People don’t “always” form an LLC to buy real estate here in RI but from a liability perspective the consensus seems to be that a properly formed and maintained LLC is the best mix of liability protection, tax benefits, and simplicity. 

I finished off with a coat of clear matt varnish for protection.
