There are mixed reviews on whether this is a positive or a negative, but if the other factors have been met, this is another great sign you've found a company dedicated to providing a quality product and resident to manage.Also, even though some of the prices look like there is a premium in price point, you have to find the value in the services being provided: Extensive research in the submarkets in their city, leasing services, value add to the property, and property management.

Which maybe this is the strategy I need to think about as well as potentially being a private money lender.

I will spare you all the internal struggles of my conscience on the ethics and honesty of wholesaling generally, but that being said, the legality of wholesaling has never been an issue.If there is indeed a statute in Florida that makes a private real estate contract between two parties illegal or prone to lawsuit, then I want to know; we all deserve to know.

Since then, I attempted a short trial of AirBNB, but when the bookings dropped, I switched to House-Hacking with short-term monthly renters for each private room. 

Separate studio or one BR unit with separate entrance,  aka "Granny Suite" for multiple purposes including a place to keep for yourself private when renting the rent of the house.

At the end of the day if you can't go any of those traditional routes then it would leave you with private lending....like when your parents lent you money.
