Where do most of your customer come from?

I spoke to a private lender that's willing to do 65% LTV on residential or commercial with no credit check.

I also have hard and private money lenders that can lend nationally and internationally on commercial properties.I hope that this helps everyone to better understand me and what I can offer to the group.

I am looking for Private Investor in Pensacola, FL to lend on Rehabs.

Having clear title is extremely important, but holding off on marketing the property for 1-5 days for the title company to find out if the title is clear is not a good use of precious days UNLESS you have a strong suspicion that the title is not clear.Teasing an investor with a property with a title issue is not promotive of satisfied customers.

The property sits on a 1 acre lot and is surrounded by custom homes that are $500,000 or higher.

Also, just because you are a crack lender don't have a fraternity brother that might have a better deal with better loan costs take over a customer....don't make promises with a referral.

A study has shown that these projects have attracted an addition ~1bil of private investment into downtown.
