@Joe PrillamanAfter trying out a ton of different tools and services, this is the software stack that works really well for us:* Smartbnb - for automating 95% of guest communication* Uplisting - for managing our listings across Airbnb, VRBO and Booking; for managing calendars for housekeeping; for preventing double bookings; and also for creating a direct booking website.* Pricelabs - for automating price management* Slack - for internal team communication * We also end up using Zapier a lot to automate various functions, parse various confirmation emails from Airbnb to create reports, and so on.The nice part about all of the tools above is that they charge a small monthly fee per listing vs. some of the other tools out there that will charge a % of revenue.Hope this helps!

Flood Insurance Cost2. availability of property coverage based on proximity to the coast (windstorm exposure)Neither of those will prevent the deal but the costs of the insurance should be researched before you go forward so you can factor that in.There are now multiple private market Flood Insurance providers (Non-FEMA) and I would advise checking them as they can sometimes be significantly less.Contact a good Independent Insurance Agent with multiple markets and get some rough numbers for a sample property.

This is a two bedroom unit with the second bedroom on the third floor. bedroom 1 is done now for the living room. all the floors are glued and then screwed to prevent and squeaking and movement. just as a reminder this is a where it started to where it has come. it might look similar in the before and after but the big changes are a good size useable closet in the master bedroom 100% new electrical with at least 6 outlets per room.

As far as eviction, again if you do your screening properly you should be safe.. ( as we all know though, s*** happens in peoples lives and there is nothing we can do to prevent it.. so we have to deal with it.) ...roll with the punches.I see no sign of people leaving NY state..
