Mostly, I've been focused on revenue per month and it's all come from Airbnb.  

If you are going to do that you have to be ALL IN and go work for a firm that focuses on tenant representation for commercial clients.

@Eudes De leon I looked their google briefly....it seems 3 resin and 1 comm’l is fine, but....there is a little more to it,  not laid out in straight black and white.It has to be in a predominantly residential use area, the commercial component doesn’t “over power” the residential use/characteristics, etc...as @Chris Mason says, the actual determination is made by the fha appraiser.

They are fairly process focused and promptly communicate with me that needs my involvement, so I am surprised of your situation.

Just focus on the mentality, the drive and attitude.

That keeps me to search for lower priced homes.But I am ready to invest and I can't wait for correction to come, It can be years.Where else would you advise me to focus if you think SFHs up to 60K are not rentable in this time?

I would focus more on the analysis/numbers than the aesthetic.

It's not an easy task if the family is large but focus on descendants for now (rather than siblings or ancestors of the decedent).
