U may want to try it and book a room and see for your self.. so for my trip to DC 3 nights cost me ( actually just checked) it was 60.00 extra 20.00 per night for 24 hour cancellation and half of  that for 5 days.. 

This process can be very costly, requires zoning permission, in addition to all the items you listed.

It has a population of about 90,000, and it is a much higher cost housing market than Albuquerque (incl Rio Rancho).

However, I'm a bit confused about the process, specifically:Who is responsible for paying the closing costs, and how do you bring it up?

@MICHAEL MCMANUS - I actually went with Innago and Quickbooks and potentially moving to Xero to help even additionally reduce my cost.

I'd like to know how estimate the cost of improving raw land by building roads and extending utilities.  

Partner Driven was interested in the N Deerview Dr deal in Lake Villa, IL, due to its high profit potential.

If they were the right land/building ratio and made sense to do a cost seg/bonus depreciation, could I potentially offset my entire W2 salary?

I own a beautiful piece of land in Carson, WA with much potential for short term rentals.

My land is also buildable and I have plans from an architect for a 3 bd/2 ba home which would cost 300k to build (it's in CA) and is in an excellent STR location...but I'd need a construction loan to build it.
