Private loan packages are a gamble on whether a disclosure of this nature would be present.I think the more shocking concept here is the borrower denied you.

While the issues to be addressed are far less for those who simply sell homes, their recent inclusion as responsible entities for Anti Money Laundering is even a bigger shock to them.While it would seem like "no big deal" to anyone with heavy lending experience, it does seem like a very big deal to those who are encountering this for the first time.

Charelton Heston, retired USAF Staff Seargent; one of VERY FEW Hollywood actors who openly supported the Civil Rights movement at it's inception and who marched with Marlin Luther King Jr. in Washington DC in 1963 before Hollywood liberals found it fashionable to; who resigned from the Actor's Equity Association actor's union for their racism.As a Hollywood director who I'm shocked you don't know this about Charleton Heston.

Why not just sit down with her (if you can get her) and explain that you know she is in a bad situation, but you have to move forward,,the problem being if you evict her, it will be much harder for her to find a future place to live.Tell her if you can work out some arrangement, like giving her 2 weeks go get out, you will go along with it and take that amount out of the deposit (please tell me you have a deposit),,,If you approach them that you know that they have a problem,and you don't really want to harm them, instead of 'attacking' you might be shocked at how SOME people will react (others will just see it as another way to rip you off)After that if they haven't lived up to their end of the deal, throw them out the door,,you can even say in court that you tried to help, and wanted to keep from evicting them, but they gave you no choice (in case they play the "we didn't know it was this serious" card)

Now our market is so darn hot .. sellers generally and listing agents will advise against them and require bonafide buyer to provide a check with the offer to be cashed in the statutory  time frames.EM in Orygun used to be very small as well.. again a big shock coming from SF were EM even in the 80S were 10 to 50k if you wanted the deal.. here it was common for mr or mrs home owner to write a 500 dollar check on a 200k home.. that was the days of NO money down.. when folks could buy owner occ with little to no down.. they simply did not have it.

They were "shocked" about having to pay so much for the deposit, but went ahead with it anyways.We signed the lease, and moved on to the video walk through I do with every tenant on move in day (to go along with their condition checklist.)
