Being a tenant for 3.5 years the unit was accepted with the original paint I never re-painted nor did I ever use pictures, curtains or any wall fixtures given the apt was very nice and I didn't want to have issues when I left.

**A quick reminder that the key to Denver's Airbnb law is that you can only operate a short-term rental in your primary residence.Big picture: The primary residency provision is generating a lot of complaints to the city.

If you don't have access to ready cash, then I would definitely have reserves to cover you when things get tight.

Unless you can get something *in writing* from prev owner preferably with pictures and notations with dates you will lose.

@Colin Perry If your purchase price covers the 1st lien and 2nd lien ( IRS lien ) they would be paid in full.

One tenant is one of my co workers and travels just as much as I do so he's kinda out of the picture.

If it's the cheapest property for sale in the entire neighborhood it will sell for that price - and become a comp for future reference.I don't think the prices are nuts when you look at the bigger picture.

BTW, as long as the lease payments cover your existing PITI, many lenders will take a high percentage of the rent towards you income, and it might 'ding' your debt to income ratio a bit, but probably not prohibit your going for another property/loan.  

Another food for thought is that if you do your own work and something goes wrong, your insurance might not cover it.
